At Hill Strata Solutions, we are dedicated to providing our clients with a unique and personalised service where our clients are never treated simply as another number, but each and every Owners Corporation and their owner´s needs are tailored to suit their needs. We are a boutique agency that can tailor our services to suit the needs of each Owners Corporation rather than the usual ´One size fits all´.

Over the years, Strata Management has become more about the relationships between clients and managers rather than simply holding records for the Owners Corporation. We pride ourselves on the relationships we develop, which enable us to assist our clients in running their Strata schemes in the most efficient and effective way possible.

Initial Scheme Setup

Hill Strata Solutions can assist original owners/developers in setting up a newly registered strata scheme. We will arrange the strata insurance policy, manage the finances and legislative documentation required when lots are sold and we will also arrange the first Annual General Meeting of the Owners Corporation. All of this is at NO COST to the original owner/developer. We will manage the strata scheme at no charge until the first Annual General Meeting.

Dispute Resolution

Owners and occupiers of strata schemes are required to adhere to the strata scheme by-laws. Unfortunately this does not always happen so Owners Corporation must pursue these matters at times. Common issues are parking and noise. We can assist the Committee in resolving these disputes and provide guidance on how to resolve these matters. We can also assist with Tribunal application lodgements and attendance.


The Owners Corporation is required to hold at least one Annual General Meeting and one Strata Committee Meeting each year. We can arrange, attend and chair all of your meetings and also prepare all of the documentation required to hold the meeting. We will come to you for all meetings so there is no need to travel. Our strata managers ensure that a meeting is informative and productive.

Financial Management

We have invested in an exceptional accounting software that specialises in Strata Management. Rockend software provides an all inclusive accounting services which provide easy-to-follow reports, levy statements and bank reconciliations making it easier for you to follow the financial position of the Owners Corporation.


As your strata manager, we will ensure your records are kept in accordance with the legislation and also that they are filed efficiently and documents can be easily located. We have invested in an electronic based record system so documents are readily available to email directly to you or printed and posted in the mail. This will save the Owners Corporation incurring storage costs.

Repairs & Maintenance

At Hill Strata Solutions, we know how important quality workmanship is to our clients so we source the best local tradesmen to provide services to our clients. We ensure that all contractors recommended by us are fully qualified and insured.


Insurance is an integral part of an Owners Corporation and we will ensure that your Building insurance is renewed in accordance with the legislation and we will obtain three quotations for every renewal to ensure we are receiving a competitive premium. We will also lodge and manage the Owners Corporation´s insurance claims on their behalf.


By-laws are often contravened by residents; unfortunately this comes hand in hand with strata living. We can guide the Strata Committee on how to deal with breaches of the strata by-laws and provide letters and notices when these issues continue. We can also assist in Tribunal applications and hearings when the matter escalates. There are also requirements under the new Strata Schemes Management Act 2015 to review and consolidate the by-laws which we can also assist with.


There are many requirements of an Owners Corporation under the Strata Schemes Management Act 2015. We are here to guide and advise the owners on their obligations and can provide recommendations on how best to ensure compliance with these requirements. Examples of compliance matters are Fire Safety Statements, Lift Certification, Swimming Pool Certification, Work Health and Safety, Child Safety Devices and Asbestos Management.
